What is the process of the property inspection?

The property is being thoroughly checked visually and with the use of various testing and measuring equipments. The assesment is documented on an inspection sheet, listing any defects and problems.

Do I have to be prepared for the property inspection in any way?

If it is present, it’s important that services like power, water and gas are turned on so we can carry out the inspection properly. Furthermore, in the interest of a thorough inspection we will need access to all areas of the property, including: – service meters and electric boards – basements / cellars – loft areas

How do I get the results of the property inspection?

– If you are present: you get the inspection report sheet right at the end of the inspection and we also explain verbally the results in case there are any questions. – If you are not present: We scan the inspection report sheet and send it to you via email. Then you can call us or send us your questions if there is anything you would like us to explain.

Will you provide a copy of the inspection report to the other party as well?

No. The property inspection report is provided exclusively to our customer and we only discuss the results with our customer.

How will you inspect blocked off or closed off places?

Unfortunately we will not be able to carry out inspections in blocked off orr closed off areas of the property. It is important for the owner or agent to make such places accessible for us for the time of the inspection.

How do you inspect items behind a wall or covered otherwise?

We do not inspect items if the inspection requires to cause any kind of damage to the property. Except if we get a written permission from the property owner to do so.

Will you make structural calculations during inspection?

No. Our assesment is based on visual inspection of the building structure

Will you check the legal status of the property?

No. The property inspection covers the actual physical state of the property only.

What is heat camera inspection for?

A heat camera inspection of a house or an apartment will examine the condition of the heat insulation of the property and it will establish any week spots, missing heat insulation or poorly insulated areas.

Can I get heat camera inspection service without a full property inspection?

Yes. Our heat camera inspection is available even if you don’t require a home inspection service.

What happens at a heat camera inspection?

During a heat camera inspection we inspect the property with the use of a thermal imaging camera at around 20-25 crucial spots. The test will establish if there are any week spots in the heat insulation of the property.

What do I get with a heat camera inspection service?

We assess the aquired results and make recommendations to you for the solution of any possible issues. You’ll receive our report in an email.

Can I get Project Pricing service without a Property Inspection?

No. The first step of a project pricing would be to inspect the property anyway. It’s important to determine what works need to be done for accurate project pricing calculation.

How detailed is your project pricing?

We present our project pricing in a breakdown format. You’ll get the pices for each individual work stage, for example: plumbing works, electric works, painting, heating, tiling, windows, etc. This will give you a good foundation for negotiations with trademen, as you will already know what is necessary to be done and what a particular job should cost like.

What does a Project Pricing include?

Our project pricing includes the material and labour costs of a property refurbishment project.

Can I get a property valuation service without a property inspection?

Yes. You can get our Official Property Valuation service without our Property Inspection service.

Where do you carry out property inspections?

We carry out property inspections countrywide in Hungary.

How can I hire you?

First of all please get in touch with us by phone, email, or by filling in our quotation request form. In response we’ll send you our price quotation via email. If you’re happy with the price, simply respond to our email to hire us to carry out a property inspection.

How can I make an appointment for a property inspection?

After you’ve hired us, the appointment can be arranged in various ways:
1. If you as our customer are the property owner, we simply arrange a meeting at the property with you and that’s it.
2. If you as our customer are not the owner of the property in question but want to be present at the property inspection, you can mediate the appointment arrangement between us and the owner.
3. If you as our customer are not the owner of the property in question and you will not be present at the property inspection, you can provide us the contact details of the owner or the agent and we’ll make the necessary arrangements with them.

How can I pay you?

– If you will be present at the property inspection you can choose to pay in advance via Paypal or wire transfer if you have a Hungarian bank account. You can also pay us in cash on the spot when we hand over the inspection report to you.
– If you are not present at the property inspection you can pay us in advance via PayPal or wire transfer if you have a Hungarian bank account. Or you’re welcome to pay us via any of the above options after the inspection, before we would send you the inspection report.

How can I cancel a booked property inspection appointment?

You can cancel your appointment via phone or preferably via email. However, if you cancel it within 12 hours of the appointment we’ll have to charge a cancellation fee of 15 000 HUF.

Do I have to inform the owner of the property inspection?

We strongly advise you that you inform the property owner of your intension that a trade professional will arrive to view the property with you or on your behalf. There are two main reasons for this:
1. The owner has to be prepared that our inspection will last for about 1-2 hours.
2. The other main reason for the notice is that if the owner has knowledge of any possible defects or problems with the property which he hasn’t inform you about and can compromise the sale he will be worried that an experienced trade person will notice them. In this case they will most likely refuse the inspection. If this happens you should be glad that you have not been tricked into a contract which you would regret at later date.


